TS Suites by TableSpace Targets Rs 800 crore revenue by 2025, to enter newer cities

TS Suites, Table Space’s premium, flexible workspace solution, expects to achieve Rs 800 crore in standalone revenue by December 2025, driven by solid enterprise interest.

The firm recorded Rs 200 crore in revenue from January to September 2024, and sectors like BFSI, IT/ITeS, and consulting are looking for more managed office spaces.

“We started the year with just four centres, and by November, TS Suites has expanded to over 11 centres across seven cities, offering approximately 8,000–10,000 seats spanning 500,000 sq. ft.,” said Karan Chopra, a cofounder of Table Space. “This momentum, driven by BFSI and tech clients, has positioned us as a top choice for enterprises seeking high-quality, scalable workspace solutions.”

Launched as a modular growth solution for enterprises, TS Suites leverages Table Space’s deep understanding of corporate needs and its reputation as a leader in managed office solutions. These premium Grade-A workspaces are designed for flexibility and enterprise-grade compliance, addressing a gap in the market for fully built, ready-to-occupy suites with customisable leasing terms.

“We have achieved our first revenue target within nine months of operations with over 90% across operational centres. Five of the 11 centres were fully pre-leased before launch, demonstrating robust demand. BFSI accounts for 50% of TS Suites’ clientele, followed by IT/ITeS, consulting, and healthcare/pharma,” he said.

TS Suites operates in Bengaluru, Gurgaon, Noida, Pune, Chennai, and Hyderabad, with Mumbai set to join the portfolio by December 2024. The upcoming flagship centres include HITEC City, Hyderabad, Vittal Mallya Road, Bengaluru, Worli, Mumbai and OMR, Chennai: December 2024. “By December 2025, TS Suites aims to operate over 35 centres with over 35,000 seats across 2.2 million sq. ft., representing approximately 15% of the overall Table Space portfolio. Over the past four months, five centres have been fully leased before opening, accounting for approximately 4,000–5,000 seats,” said Chopra.TS Suites’ appeal lies in its flexibility and scalability. Enterprises benefit from workspace solutions that are fully operational on day one, with leases ranging from six months to multi-year terms. This adaptability has proven attractive to BFSI clients requiring robust IT, tech, and security infrastructure.

“TS Suites is not just a new product; it’s a game-changer,” Chopra added. “We have aligned our offering with the specific needs of enterprises, creating ready-to-move-in spaces that scale with their growth. This year alone, BFSI clients have leased approximately 1,200 seats in Mumbai and Hyderabad.”

TS Suites is backed by significant investment, with Table Space planning to allocate between Rs 800 to Rs 1,000 crore for expansion by the end of 2025, including capital expenditure and deposits. The company is also shifting focus toward larger centres, averaging 2,500–3,000 seats per location, reflecting the evolving preferences of enterprise clients.

“By the end of 2025, TS Suites will contribute 15–18% of our portfolio, up from the current 7%. This parallel growth path complements our core managed office business, which continues to expand steadily,” Chopra explained.

Founded in 2017, Table Space has built over 10.5 million sq. ft (100.5 lahks) of custom workspaces, with 70+ centres across seven cities in India.
